RPS was appointed to provide the full range of building services design and consultancy for the first phase of this mixed-use scheme comprising offices, car parking and retail/leisure opportunities. The scheme is being delivered by ASK Real Estate in partnership with Salford City Council and Network Rail. Phase one of the development consists of a new build Grade A multi-storey office building of approximately 165,000ft2, and three levels of lower ground car parking.

The office development commenced speculatively but has now been occupied by Swinton Insurance Group as their new headquarters and been named 101 Embankment. The car park was pre-let to Q Park and has been designed to their exacting standards and specifications.

The complex nature of the office building being built over a car park has resulted in the utility services being designed as a private ‘pipes and wires’ system, with the ‘district network operator’ interface, at the lower car park level. The private utility supplies are routed via landlord demise risers and ducts within the car park levels, to serve the upper office floors accordingly.

The extensive use of high performance glass, coupled with ‘fritting’ which has resulted from extensive Dynamic Thermal Modelling studies undertaken by RPS has resulted in exemplar levels of natural daylight being achieved whilst limiting unwanted solar gain to exceed the requirements of the 2010 Building Regulations.

The building services and floor plates have been designed to provide flexibility to BCO Standards being split into two floor plates. They also facilitate the sub-metering of each demise. An inspirational quality of space has been provided with large (17,500ft2) footplates air conditioned through a flexible solution that facilitates the creation of small suites to provide a flexible letting regime.

Extensive Dynamic Thermal Simulation to review facades / glazing / M&E systems has resulted in extensive glazed elevations being made to work, thereby providing 360 degree views and maximising natural daylight, resulting in reduced energy demand for artificial lighting. Environmental Comfort Control based on occupancy of 1 per 8m2 provides exceptional comfort even for densely populated occupation.

The building has achieved BREEAM ‘Excellent’ rating and EPC Rating B. The scheme has recently been awarded Commercial Development of the Year at the Insider North West Property Awards.
