Generator Hostels

This refurbishment took place on a floor by floor basis with the existing hostel remaining in full use throughout the process. DBK provided a range of services including project management, employer’s agent, building surveyor and principal designer services.

We were instructed to undertake a complete and extensive survey of all flat roof areas to identify defects and recommended repairs. Originally constructed as a hostel for the metropolitan police, the building has been extensively upgraded to meet the new Generator brand as a destination for international young travellers, with the added provision of extensive amenities to the ground floor.

The works included the infilling of light wells to form new WC facilities and retail space. The ground floor designs are contemporary and vary significantly in style between the reception, bar, restaurant, café, social space and auditorium.

The refurbishment included extensive replacement of M&E systems, installed in parallel to keep existing systems running as the hostel remained 80% occupied throughout the entire works.

It is also a site with very restricted access as well as noise restrictions; together these requirements mandated a carefully managed construction delivery plan approved by Camden Local Authority.

We completed the pre-acquisition survey of a large industrial unit for investment purposes. This instruction involved the fast mobilisation of resource in order to attend the property and consequently report on salient issues prior to the exchange.

The property consisted of a 170,000ft2 industrial building which also incorporated a two-storey office building.

DBK provided advice in relation to the condition of the property prior to a sale and leaseback being agreed. In addition, DBK prepared a reinstatement cost assessment for insurance purposes.

RPS acquired DBK in April 2016.

As building consultants and project managers, our role includes pre-acquisition due diligence of a property once it has been earmarked by the Board and negotiation of the scope of landlord’s works prior to fit out of the property by The Gym Group. Our project management services cover both pre- and post-contract duties.

It has been necessary for our team to compile plans, as well as review and agree licenses for alteration with the Landlord. Where specialist design or remedial works have been required we would liaise with the architect and specialist sub-contractor to achieve a workable design and provide input with our technical expertise.
