At the heart of Birmingham’s business district, this exciting project demonstrates DBK’s expertise through the provision of cost management and CDM consultancy / principal designer services.

The scheme intends to mirror Birmingham’s proud industrial past through a combination of classical elegance and modern efficiency, restoring the original Victorian features, stripping out some recent additions, and creating 160,000ft2 of office space alongside 70 parking spaces. A new 6th floor is to be added.

The classical façade’s windows have the original Victorian stonework, but will be fitted with high performance glass to minimise heat loss and cut down the warming effect of the summer sun. A brown roof is to be fitted as well to minimise rainwater run-off and provide effective insulation.

Hidden away for decades, the main reception features a superb Victorian banking hall which will enclose the main reception desk and an informal meeting area. The high ceiling and a light well over the foyer will create a feeling of light and space, a feeling which will extend throughout the building due to a central lift atrium and two other light wells.

This will be the first Birmingham building of its size to incorporate a Variable Refrigeration Flow (VRF) heating and cooling system, using air source heat pump technology to minimise energy costs, and create a comfortable working environment all year round.

Byron House

Byron House, Nottingham

UPP and Nottingham Trent University

Byron House was completed by DBK through the cost management and employer’s agent national framework. In addition, our key role was managing the process of incorporating the variations required by NTU into the Building Contract without resulting in delays to the main construction programme. This involved close management of the process between NTU, UPP and the main contractor which was successfully concluded resulting in an agreed account for the variations without adverse effect on the construction programme. DBK agreed final account and incorporated changes into the build contract and still completed the project on time.

The accommodation and student facilities are provided over two sites with the main Bryon House building reaching fourteen storeys. The total gross internal floor area of the project is approximately 29,000m2 and is based upon a light weight steel frame solution with proprietary bathroom pods. The new buildings incorporate a range of two and 10 bed cluster flats.

This complex mixed-use scheme required careful operational planning of the uses of the various spaces over 24 hour and seasonal cycles to ensure robust Statutory compliance modelling whilst providing a dynamic and ‘organic’ live / study environment.

This was the first mixed project of this nature for UPP bringing both the NTU non-residential and the UPP residential elements of the project together on one site in one vertically and horizontally integrated building.

Hotel Football

Hotel Football, Manchester

 

Old Trafford Supporters Club

Built by former England player, Gary Neville, Hotel Football was an exciting and undoubtedly unique project that, that has been constructed in the shadow of Manchester United’s 76,000-seater Old Trafford stadium.

DBK provided Cost Management services to this 10-storey 'outside the box' hotel. With a restaurant boasting a menu designed by two Michelin star chef, Michael Wignall, and a rooftop pitch boasting panoramic views over Manchester, this 138-bedroom hotel provides guests with a unique experience – the quality and vistas of an exclusive four-star hotel, alongside the adrenaline and excitement associated with the UK’s number one sport.

Manhattan Loft Gardens

Manhattan Loft Corporation

Manhattan Loft Gardens is a 42 storey double cantilevered residential tower and hotel in Stratford City, London. The SOM designed scheme comprises a triple height entrance lobby, a 150 bed boutique hotel, a signature restaurant, three sky gardens and 248 private loft-style residences.

DBK is providing cost management services for this project, described by The Times as “London’s sexiest new skyscraper”, which has been procured on budget whilst balancing the exceptionally high design quality intent.

Our team was on board from conception, contributing to the development of the design through market testing bespoke cladding solutions to finding value from an exceptionally challenging structural form. We led a tailored procurement strategy that involved early contractor engagement and which delivered a single stage D&B tender, retaining client flexibility on finishes, on budget.

The Lighterman

The Lighterman, Greenwich

 

Knight Dragon

DBK provided cost management, enhanced employer’s agent & principal designer services on the construction of a 23-storey residential tower and three medium-rise blocks arranged around a central courtyard providing 224 units above a basement, as part of the wider Greenwich Peninsula development to deliver 16,000 new homes.

The wider Greenwich development is set amid parks and hidden gardens, bounded by 1.6 miles of prime Thames waterfront.

The exterior features full-height windows and brass-coloured metallic cladding to reflect the Peninsula’s industrial past. A three-storey glazed cube on the roof glows at night.
Challenges include:

DBK are providing project management and cost management services including campus strategy and technical coordination of the consultant and Telehouse teams.

The procurement of the works through a 2-stage design and build form of contract;

Providing an audit facility for the developer with regards to delivery of lettable sales areas;

Delivering a Value Engineered Façade Design;

Co-ordinating construction logistics with other developments on the Peninsular;

Co-ordinating with the Housing Association.
