Case Studies

Development of Former Dún Laoghaire Golf Club Lands


Honeypark and Cualanor are major residential developments on lands formerly occupied by Dún Laoghaire Golf Club in the southern suburbs of Dublin.

Honeypark which comprises Phase 1 (on approximately 47 acres) is almost complete and includes approximately 900 residential units (houses and apartments), a crèche, Park Pointe neighbourhood shopping centre (anchored by Tesco), landscaped parks and upgrades to local roads.

Cualanor comprises Phase 2 (on a site of approximately 35 acres) and includes approximately 1000 residential units (houses and apartments), landscaped parks and upgrades to local roads. Construction is underway with some units occupied and is expected to continue until approximately 2019 / 2020.

The overall project was planned on a phased basis proceeding in accordance with an overall site layout masterplan following the zoning of the lands for development. RPS was responsible for providing all planning advices, preparation of Environmental Impact Statements and coordination and lodgement of all planning applications for approval to Dún Laoghaire-Rathdown County Council. RPS continues to coordinate applications for revisions to the established parent permissions.

Dublin Landings


Dublin Landings is a commercial and residential scheme on the north side of the River Liffey in the heart of the Dublin Docklands. The 2.35ha site is strategically located in close proximity to all major transport links with the Luas Red Line, Connolly Station and Port Tunnel all within the immediate vicinity.

When completed, the scheme will take up 10% of all of the development land available in the Dublin Docklands Strategic Development Zone (SDZ) and provide in excess of 60,000m2 of office and commercial space, as well as more than 290 new apartments and ancillary development.

Working together with RKD Architects and Denmark’s Arrow Architects, RPS has successfully obtained planning permission for all four blocks to be developed and the team is currently working with the client to prepare planning applications for minor modifications to each block.

Redevelopment of Guinness Brewery Complex


The world famous Guinness Brewery has operated in Dublin city for over 250 years. The existing working brewery occupies approximately 60 acres (approximately 24 hectares) and is the largest industrial complex in Dublin city. It is also home of one of Dublin's best known and most successful tourist attractions - the Guinness Storehouse.

RPS has worked successfully with Diageo (the owners of the brewery) for many years providing a full range of professional planning services. We were part of a multidisciplinary team which secured planning permission for major new brewing and associated facilities (approximately 12,000m²) on its lands to the north of James's Street. Our planners (with RKD Architects), prepared a masterplan as a pre-requisite to a planning application and successfully managed and guided the masterplanning and planning application through the planning system. The new brewhouse is now operational.

We continue to provide a range of other planning advices to Diageo as required, from negotiating and resolving operational related planning issues to advancing proposals for additional development and activities on-site.
